Al signar un Contracte Privat d'Arres Penal de Compra - Venda i pagar les Arres Penals, ja s'ha iniciat la compra d'un bé immoble que s'acabarà a Notaria. Quan el comprador es estranger, s'ha de demanar Permís d'Inversió al Govern d'Andorra, abans d'anar a Notaria.

El Permís d'Inversió Estrangera implica demanar:

Número d'Identificació Administratiu - NIA

Imprès govern

Fotocòpia del passaport o DNI

Permís d'Inversió de Govern

Certificat Penals Postil·lats

Còpia legal passaport o DNI Postil·lats

Amb l'Autorització d'Inversió, els diners i el passaport, ja es pot passar per Notaria.

A Notaria s'abona l'Impost de Transmissions Patrimonials o ITP, al 4% de preu de compra, que s'abona a la mateixa Notaria, el mateix dia. Els compradors - inversors que volen llogar l'habitatge que compren, l'ITP passa a ser del 3%, presentant l'acreditació de Tributs d'Andorra.

VALORS CC pot tramitar qualsevol document en nom del Comprador i concertar la data i hora de Notaria. VALORS CC cobra 40 € (IGI inclòs) per sortida del despatx.

At the signature of a Private Contract of Purchase & making the 10% payment, the purchase already starts and will complete with Notary. Foreig buyers are to apply for Investment Authorisation, from Govern.

The administrative Authorisation of Investmen procedure:

- Criminal & no offence records with Apostille

- Legal copy of passport/DNI with Apostille

With the Authorisation document, the money and the Passport, the purchase can complete at a Notary i Andorra.

At the Notary, the property tax, 4% of the pruchase price, or ITP is payable at the Notarial date. Buyers - investers who buy to rent, the purchase tax is down to 3%, by showing proof of the declaration at the Tax office.
